A Pool in College Park Isn't a Feature. It's a Different Price Bracket.

In College Park, for the twelve weeks ending August 30, 2026, homes with a pool sold at a median of $1,225,000, against $515,000 for homes without one, in a market where the overall median sold price came in at $580,000.

There are two versions of College Park right now, and they don't share a price tag.

One is the pool version. The other isn't. Same neighborhood, same MLS sold data, same twelve weeks ending August 30, 2026, and a gap between them wide enough that they barely read like the same market.

Put them side by side. Homes with a pool sold at a median of $1,225,000 this period. Homes without one sold at a median of $515,000. That's not a rounding difference or a couple of outlier mansions skewing things. That's a verified split, drawn from MLS sold data, strong enough that the research desk is comfortable printing it.

For context, the broader College Park market sold at a median price of $580,000 this period, close to the no-pool figure and nowhere near the pool figure. So when someone tells you "the median home here sells for $580,000," that's true, and it's also telling you almost nothing about what a pool home actually trades for.

Days on market tell a second part of the story. Across College Park, the median time on market ran 69 days this period. That figure covers both groups, pool and no-pool alike, because the pool comparison on speed didn't hold up statistically this time around. So take the price gap seriously and leave the speed question alone. We don't have a verified answer there, and we're not going to invent one.

Here's where it gets useful instead of just interesting. Sale-to-list came in at a median of 97.5% across College Park this period, and 6.7% of sales closed above asking. Those are market-wide numbers, not pool-specific ones, but they tell you something important: nobody in College Park is getting a blank check right now, pool or no pool. Pricing discipline still matters on both sides of this split.

So who does this actually matter to?

If you own a College Park home with a pool and you've been wondering whether it's worth what you think it's worth, this period's numbers say the market is treating pool homes as a distinct category, not a small upgrade on a standard sale. That's worth knowing before you set an asking price based on a neighbor's no-pool sale.

If you're a buyer comparing a pool home against a similar home without one, the $710,000 gap between the two medians this period is the real number to plan around, not a rough guess about "what pools usually add." Whether that gap makes sense for you depends on how much you'd actually use a pool versus how much room it leaves in your budget for everything else.

And if you're weighing whether to add a pool to a home you already own, this data doesn't answer that question. It shows a strong price association between homes that already have one and homes that don't. It doesn't show what installing one would do to your specific number, and nobody should tell you it does.

What we'll be watching next: whether that pool gap holds up as more of College Park's inventory of 86 active listings turns over, and whether the next period gives us enough sales in the smaller comparisons, like garages or air conditioning, to say anything reliable about them. Right now those samples are too thin to trust, and thin data dressed up as an answer is worse than no answer at all.
